When your home or building sits empty, it’s more vulnerable to fire, vandalism, burst pipes, or sneaky trespassers. VacantGuard covers your building for physical damage from covered perils like fire, lightning, windstorm, hail, and vandalism (depending on your policy form).

Our policies typically run 3, 6, or 12 months, and can be renewed if your property is still empty when the term ends.

Most policies include a $2,500 deductible, plus a 2% wind or hail deductible based on the insured value of the building. That means if a storm rolls through, you’ll pay 2% of the property’s insured value before coverage kicks in.

We don’t cover damage from floods, earthquakes, war, pollution, mold, or pre-existing damage. If the property was already damaged before your policy started, that stays on your to-do list, not mine.

You can cancel anytime, but keep in mind, there’s a minimum earned premium, which means part of your premium is fully earned at the start. If you cancel, you’ll get back 90% of the unused portion (after fees)

Hoot! Great question. You’ll need to let us know because once it’s occupied, your coverage needs to be rewritten as a homeowner, landlord, or commercial property policy. Easy fix, but an important one.
